The first building permitted under new zoning dealing with the preservation of historic structures, this 91-unit apartment project contains 5 stories of new residences above an existing 1916 retail structure.  The building utilizes an open-air atrium for natural ventilation, daylighting, circulation and character.  An innovative reverse-cycle chiller system provides domestic hot water and, coupled with the lack of corridors or indoor heated space, makes this among the most energy-efficient residential buildings in the country.  The project recently achieved LEED Platinum designation.
